Terms of use

Chalupario is a tool for managing short-term rentals: bookings, calendar, pricing, guest communication, documents and statutory registers. It is operated by Solushnis, s.r.o. (identified in the footer).

Accounts are created by invitation; anyone may request access through the form on the landing page. The holder is responsible for the accuracy of account data and for protecting the credentials. A host may create employee accounts and is responsible for the permissions granted to them.

The service is charged monthly per property according to the current price list available in the application; volume and yearly discounts are stated there. Until the first confirmed booking or the publication of the property website, whichever comes first, the service is free of charge for that property; from then on we issue invoices due in 14 days. If an invoice is not paid within 14 days after its due date, we may suspend access to the account until it is paid. During the private phase, terms may be agreed individually. Price list changes are announced at least 30 days in advance.

Texts, photos, prices and property legal documents are the host’s content, and the host is responsible for their accuracy and legality. Towards guests the host acts in their own name; Chalupario is not a party to the accommodation contract.

Documents created in the service, by hand or with AI, must be reviewed by a lawyer before use. We bear no responsibility for their content or the consequences of using them.

A property that is published in Chalupario and has a name, a town, at least one photograph and a price is also listed, free of charge, on the prespi.cz listing portal operated by the same provider. The listing shows the property name, its town, photographs, prices and free dates - the data the host entered in Chalupario.

The listing can be switched off at any time with the switch on the property’s prespi.cz tab, or by writing to [email protected]. Paid promotion on prespi.cz, such as topping the listing, is a separate order; without it the listing is free of charge and we charge nothing further for it.

The assistant and draft generation are convenience features. We strive to make them as accommodating as possible, but we bear no responsibility for any financial losses related to their use, nor for the content they generate.

Before performing any action, the assistant always shows a preview for approval; nothing happens without your explicit approval. Always verify what you are approving. AI outputs are not legal, tax or other professional advice.

Use of the chat is also governed by the separate chat terms accepted on first use. The scope of data sent is described in the privacy policy.

We process guest data as a processor under Art. 28 GDPR, solely on the host’s documented instructions given by using the service, for running bookings, communication and statutory registers.

We commit to confidentiality of persons involved in the processing, to the technical and organisational security described in the privacy policy, to assisting the host with their duties towards data subjects and the supervisory authority, and to notifying security breaches without undue delay.

The further processors listed in the privacy policy are engaged as approved; we announce intended changes in advance and the host may object. On termination we hand over and delete guest data on request, unless a legal duty prevents it.

We provide the service with due care and without a guaranteed availability level; planned maintenance is announced in advance. We back data up, but recommend exporting your own documents regularly.

We are not liable for damage arising from host content, guest conduct, third-party outages or lost profit. Total compensation is capped at the amount the host paid for the service in the last 12 months. The cap does not apply where the law excludes it.

An account can be terminated at any time by writing to [email protected]. On a material breach we may suspend or terminate access; a paid period is withheld only where the breach was intentional or grossly negligent.

These terms are governed by Czech law. Consumers keep every right the law grants them regardless of these terms; out-of-court dispute resolution is provided by the Czech Trade Inspection Authority (coi.cz).

This version of the terms was published on 7 September 2026, is effective from 7 October 2026 and replaces the version of 2 September 2026; it newly describes the listing of a property on prespi.cz (section 5). Material changes are announced at least 30 days in advance in the application or by email; you may object by terminating the account before the change takes effect.
